An iconic building in the heart of the Bicocca district is being transformed into an innovative work destination with a strong green identity, thanks to a visionary regeneration plan designed by the architecture firm Piuarch and landscape designer Antonio Perazzi.
The fully renovated Pirelli 10 building already hosts companies and startups - from pharmaceuticals to automotive, from finance to tech - alongside new food and shopping destinations and exhibition spaces for contemporary art.
The Innovazione 3 building, currently undergoing redevelopment, will house offices, executive spaces, and services for citizens starting in January 2027.
At the center of the square, the new Bicocca Pavilion, immersed in greenery, stands as a symbol of contemporary Milan, where business and leisure coexist in continuous dialogue. On the first floor is the Fondazione Bicocca Innovation Hub, the new entity of the University of Milan–Bicocca that connects the university’s excellence with the business world; on the ground floor, a café-restaurant, flexible spaces for work and study, and a public arena for events, talks, and conferences.

A new, citizen-friendly green district
The beating heart of BiM is the piazza in the building’s central courtyard, a sort of urban wood designed by landscape architect Antonio Perazzi that engages with the architecture and invites people to walk through it, explore it, experience it.
In the middle of it all is the Pavilion, an iconic, multifunctional space with a distinctive, adaptable design that serves as a focal point for ideas, projects and special events and activities.

BiM is a virtuous ecosystem that fits in perfectly with the prestigious cultural institutions and science and technology centres already firmly rooted in the neighbourhood, including the University of Milano Bicocca, the Pirelli Foundation, Pirelli HangarBicocca, TAM Teatro Arcimboldi, the Gruppo 24 Ore media group, the CNR (National Research Council), the Luchino Visconti Civic School of Cinema and Cineteca Milano MIC. Parco Nord - Milano’s largest park, covering 640 hectares - is just a few minutes’ walk away.

The renovation plan aims to achieve the building’s requalification as Class A offices, meeting the highest standards in terms of ESG and sustainability.
